Evaluation of the EIFS, Stucco and/or Stone Veneer by means of a visual review, moisture probing and/or invasive testing to determine the identifiable system deficiencies and areas of moisture intrusion.
Independent 3rd-party inspections are in the best interest of ALL parties involved on both residential and commercial projects.
The purpose is to assure the exterior cladding system is installed in compliance with the manufacturer's recommended details and specifications along with industry standards.
Additionally, it is imperative that all of the components of the structure which interface with the system be properly designed and installed to prevent moisture intrusion and the potential resulting damage.
Ensure repairs are completed in a manner consistent with manufacturers' recommended details and specifications along with industry standards.
Provides "peace of mind" for the client and assists those with fiduciary responsibility by providing written documentation of repairs from an independent third-party.

TYPES OF INSPECTIONS
VISUAL INSPECTION
Non-invasive
Inspect for exterior signs of moisture intrusion including efflorescence, mold, mildew or other staining on the surface.
Inspect for cracking, delamination, other physical damage and irregularities.
Inspect for compliance with industry and/or manufacturer standard installation details.
Where applicable, inspect interior for signs of moisture intrusion.
Use Wet Wall Detector on EIFS claddings to identify potential elevated moisture areas.
Visual observations made at the time of inspection will be documented with photographs and accompanied by a narrative report presented to the client. Report will contain repair recommendations and suggestions.
Summary of Protocol Only
MOISTURE PROBE
Invasive
Includes Visual Inspection protocols.
Obtain and record moisture readings in critical detail areas and areas showing moisture intrusion and/or damage.
Moisture readings taken on the exterior through the cladding using two probe holes approximately 1" apart at each location.
Probed locations sealed using an approved sealant conforming to ASTM C-920.
Where applicable, interior pin probing of exposed framing will be completed.
Visual and probe findings will be complied and included in report provided to client. Report will contain repair recommendations and suggestions.

Additional exploratory investigation of damaged and/or high moisture areas to determine extent of damage if present.
